Hot Water Checks Before You Call

A few quick things worth ruling out first:

For Electric systems:Check your switchboard. A tripped circuit breaker is a common cause of a sudden loss of hot water and takes seconds to check. Reset it once and see if the system recovers. If it trips again, leave it and call us, a repeatedly tripping breaker means something needs looking at.
For Gas systems: Check that your gas supply is on and that other gas appliances in the home are working. If everything gas-related is out, contact your gas retailer before calling a plumber. If only the hot water is affected, call us.
For Continuous flow systems:Check the unit isn’t displaying an error code. Most modern instantaneous units show a fault code on the front panel. Note the code when you call us, it helps us come prepared.

If none of that points to an obvious answer, call us and we’ll diagnose from there.

Ongoing Maintenance To Get the Most From Your System

Hot water systems don’t need much attention, but a small amount of maintenance goes a long way.

Have the anode rod checked every five years. The sacrificial anode inside a storage tank is what prevents the tank itself from corroding, once it’s depleted, the tank starts to corrode instead. Replacing it is inexpensive and can add years to the life of the system.
Check the area around the system periodically for signs of moisture, rust staining, or weeping from the pressure relief valve. Catching a slow deterioration early is far cheaper than dealing with a failed tank.

If your system is more than ten years old and you haven’t had it looked at, a service visit is worthwhile, particularly before winter, when demand increases and an ageing system is most likely to give up.

Choosing the Right Hot Water System

If you’re replacing a system or considering an upgrade, here’s a quick guide to what’s available.

Electric: The cheapest type to buy, but usually the dearest to run. An electric storage tank suits smaller households, and running costs come down if you can put it on an off-peak tariff. A solid, simple option when the budget is tight upfront.
Gas: Lower running cost than electric where you have natural gas. Available as storage or continuous flow, it needs a gas connection, and it suits medium to large families who get through a fair bit of hot water.
Solar: The highest upfront cost and the lowest running cost. Roof collectors do the heating, with an electric or gas booster for cloudy stretches, and eligible systems can qualify for Small-scale Technology Certificates (STCs) that bring the price down. Best suited to larger homes with good sun on the roof.
Heat pump: Very efficient, because it pulls heat from the surrounding air rather than heating the water directly. Running costs are low, eligible units can qualify for federal and NSW rebates, and it needs some outdoor space for the unit. For a lot of households it is the best long-term value once the rebates are factored in.
Continuous Flow: Endless hot water, heated only as you use it, with a compact wall-mounted unit that saves space and has no tank to run out. It is sized by flow rate to match your household, and runs on gas or electric.
Instantaneous boiling water units (Zip and similar): Under-bench or over-bench units that deliver filtered boiling, chilled, or sparkling water on demand. Not a hot water system replacement, these sit alongside your existing system and service a specific tap, typically in the kitchen. Popular in both residential and commercial settings. Repair or Replace?

Many hot water issues, such as a faulty thermostat, a worn element, a dodgy valve, a failed thermocouple or a leaking fitting, can be repaired on the spot. When a system is beyond repair or simply at the end of its life, we can replace it the same day.

A few things that usually point towards replacement rather than repair:

Age: Electric and gas storage systems typically last ten to fifteen years. Once a system is past twelve years and causing trouble, repeated repairs often cost more than a replacement over time.
A leaking tank: A leak from the base of the tank usually means the tank has corroded through, which is not repairable.
Repeat breakdowns: If you are calling a plumber out every few months, the numbers usually favour replacing the unit.
Rising running costs: An old or inefficient system can quietly cost more to run than a newer one saves.

There’s usually an isolation valve on the pipe feeding into the top of the system.

Electric and gas storage systems typically last ten to fifteen years with reasonable maintenance. Continuous flow units tend to last longer. If your system is over twelve years old and starting to cause problems, replacement is usually more cost-effective than repeated repairs.

Yes, it’s one of the more common upgrades we do. It involves connecting to your existing gas supply and installing the appropriate flue. We’ll assess the setup at your property and let you know if anything additional is required.

As a rough guide: a household of one to two people typically suits a 125 to 160 litre storage system or a smaller continuous flow unit. Three to four people, 160 to 250 litres or a mid-range continuous flow. Five or more, 250 litres and above or a higher flow-rate continuous unit. The right answer also depends on your usage patterns, which we’ll factor in when we recommend something.

A pressure relief valve that weeps occasionally under high pressure is doing its job. One that drips constantly, or discharges heavily, is either faulty or indicating that the pressure or temperature in the system is running too high. It needs to be looked at, a continuously discharging relief valve is both a water waste and a warning sign.
