Water Leak Detection Sydney, Find It Fast, Fix It Right
Blue Rhino Plumbing provides water leak detection services for homes and businesses across Sydney.
We trace leaks in the pipes inside your walls, under a concrete slab, beneath tiled floors and along the underground water line between the meter and the house.
Our plumbers use thermal imaging, acoustic listening equipment, ground microphones, drain cameras and pressure testing, so in most homes we can find the leak without opening a wall or breaking concrete.
Signs You Have a Hidden Water Leak
A leak does not always leave water on the floor. A pipe can leak inside a wall, under a slab or under the garden for weeks before you see any mark. If any of these signs sound familiar, you may have a hidden leak that needs finding:
- Your water bill has gone up and the way you use water has not changed.
- You can hear water running when every tap in the house is turned off.
- A wall, ceiling or floor has a damp patch, a soft spot or a stain.
- A tiled floor or a concrete slab feels warm in one spot.
- One part of the lawn or garden stays green, lush or boggy when the rest is dry.
- The outdoor concrete has a water mark that does not dry out.
- The water meter keeps moving when nothing in the house is using water.
If you notice any of these, call us. The sooner a hidden leak is found, the less water damage it causes and the smaller the repair usually is.
How to Check Your Water Meter for a Leak
Sydney Water sets out a simple test you can do yourself before you call a plumber. Turn off every tap and every appliance that uses water, including the dishwasher, the washing machine and any drip irrigation. Leave the tap at the meter turned on. Write down the numbers on the meter, do not use any water for at least an hour, and then read the meter again. If the numbers have changed, you have a leak, and the bigger the change, the bigger the leak is likely to be.
The meter test tells you that water is escaping somewhere. It does not tell you where. When the leak is inside a wall, under the floor or underground, you will need a plumber with leak detection equipment to find it.

How We Find Hidden Leaks
The days of cutting open walls and lifting floors to find a leak are largely behind us. We use a combination of specialist detection equipment to pinpoint leaks accurately before any repair work begins, which means less disruption to your home and a faster, more targeted fix.
The right combination of methods depends on what we’re looking for and where. In most cases we can locate the leak without opening a single wall or breaking any concrete.

Pipe Leak Detection Under Slabs and Inside Walls
Leaks in the pipes that run under a concrete slab or inside a wall cavity can go unnoticed for weeks or months, because the water can soak into the ground or the framing for a long time before you see anything. A warm patch on a tiled floor can point to a leaking hot water pipe in the slab, and thermal imaging is one of the most useful tools for finding it. When we have located a pipe leak like this, we open only the small area needed to reach the damaged section of pipe, rather than lifting a whole floor or cutting along a wall.
What Happens After We Find the Leak
Once we have found the leak, we show you where it is and what has caused it, and we explain the repair options and the quote before any work starts. Many leaks come from a failed joint, a corroded length of pipe or a cracked fitting, and we can often repair those on the same visit.
When a drain pipe has cracked or has been damaged by tree roots, pipe relining can be the better repair, because it fixes the pipe from the inside without digging a trench. We offer pipe relining as a separate service, so ask us about it when you call.
Hidden Leak Allowance From Sydney Water
If a licensed plumber finds and repairs a hidden leak at your property, Sydney Water says you can apply for a hidden leak allowance on your water bill. Ask us for the details of the leak we found and the repair we carried out when you make your application.
Who Is Responsible for Fixing a Water Leak
Sydney Water explains that the property owner is responsible for the pipes and fittings on the property that connect to the water network, and that Sydney Water owns and maintains the water meter. If the leak is on the house side of the meter, a licensed plumber needs to find and repair it.
Pre-Purchase Leak and Plumbing Inspections in Sydney
A leak in a slab or behind a wall may not show up during a standard building inspection. If you are buying a property, we can inspect the internal pipework, the drains and the hot water connections before you sign, and give you a written report of what we found. If something needs attention, you will know about it before settlement rather than after you move in.
